A private point on Lake Keowee, with 180-degree views of open water and the Blue Ridge on the horizon. Four hundred twenty-five feet of shoreline, two and three tenths acres, and room for the house to come forward to the water.
233 Sandy Hollow Court sits at the end of a quiet cul-de-sac in The Landing, on a point of its own. More than 425 feet of shoreline wraps two and three tenths acres of mixed hardwoods, so the lake is not a view from one window. It is the edge of the property on three sides.
From the point, the view opens a full 180 degrees: open water in front, wooded islands in the middle distance, and the Blue Ridge laid across the horizon. Morning light comes up over the lake on one side, and the sunset settles over the mountains on the other. The approach does its own work: a quiet lane, a wooded cul-de-sac, and then the trees open and the lake takes over the view.
Point lots of this scale surface rarely on the developed shoreline of Lake Keowee, and more rarely still inside the gates of The Cliffs. Land like this holds its value because it cannot be replaced, only claimed.

Few homesites on Lake Keowee face this much open lake at once. The point looks down the long water past the islands, and on clear days the mountain line runs from one side of the view to the other. Every room a house places toward the water inherits it.
An interactive aerial of the lot lines, the shoreline and the approach. Drag, zoom and turn it to see how the point sits in the lake and how the water opens in front of it.
Private on three sides by water and screened by mature trees, the lot feels removed in a way an interior waterfront never does. There is a stillness to a point. You feel it the moment the drive ends.
On Lake Keowee, the 804 line governs how close any structure may sit to the water. Here it falls low and close to the lake, so a home can be set forward and designed for open water from nearly every room. Most lakefront lots push the house up and back. This one invites it toward the lake.
Two and three tenths acres leave room for a pool, fire features, a winding private drive and the outdoor living that turns a lakefront address into a true retreat, with the trees kept as a screen from the lane.
Setbacks and siting are subject to Duke Energy Lake Services and The Cliffs architectural review; buyers should confirm with both.

The lot is dockable under Duke Energy's shoreline program for Lake Keowee. In August 2023, Duke Energy Lake Services approved a lake-use permit for this lot covering a covered single-slip dock and shoreline stabilization, drawn by Kroeger Marine at roughly 995 square feet including a flared ramp.
Duke permits run twelve months, so a buyer applies under the rules in effect at the time. The approved 2023 plans give that application a real head start, and the seller will work with a buyer on a current permit.
The offering is the homesite. For the buyer who would rather see the finished vision first, Milestone Custom Homes has drawn one option for what this point can hold: a two-level lake residence of 5,500 to 6,500 square feet, depending on how much of the space above the garage is finished. The plan follows the shape of the point, opening the main living spaces to the water and stepping a lower level down toward it.
Take it turnkey through Milestone's concierge build process, or bring your own architect and builder. Either path begins with a setting that cannot be manufactured, and with the hard work of imagining the house already underway.
The listing is for the land only. The Milestone concept design, dated July 28, 2026, is one option for what can be built and is provided for illustration. The drawn plan shows 5,054 heated square feet, or 5,565 with the optional fifth bedroom; the 5,500 to 6,500 range reflects finishing additional space above the garage. Plans, dimensions and square footage are preliminary and subject to change, architectural review and permitting. Renderings to follow.

Keowee Springs is the most active of the Cliffs lake communities and the closest to town. Behind the gate, the Tom Fazio course plays as three six-hole loops with a set of family tees, so a round can be six holes before breakfast or eighteen when the day allows. The Hart Howerton clubhouse overlooks the eighteenth hole, with dining, a bar and lounge, a golf shop and a wellness center.
On the water, the Beach Club and its waterslide are the summer gathering place, and the Lake Club adds two swimming pools, a restaurant and a wellness center with a yoga deck. Tennis, pickleball, the pool and the Sportsman Trail round out the week. A single Cliffs membership carries across all seven Cliffs communities, the full range of golf, wellness, dining and social life across the Blue Ridge and Lake Keowee.

Lake Keowee is a Duke Energy reservoir in the South Carolina foothills, roughly eighteen thousand acres of water and some three hundred miles of shoreline, with the Blue Ridge along its northern horizon. It is one of the clearest large lakes in the Southeast, and the days organize themselves around it: a morning paddle, an afternoon on the boat, a swim off the dock while dinner comes together.
The rest of the region is close. Lake Jocassee and Devils Fork State Park sit just to the north, with waterfalls you can only reach by boat. Upper Whitewater Falls is a mountain drive up SC 130. Clemson brings game days and good tables, Greenville brings the rest, and GSP International keeps the rest of the country within easy reach.

The east side of Lake Keowee keeps Clemson and Greenville within easy reach for dining, shopping, theater and game days, while the lot itself sits at the quiet end of a private lane inside the gates.
